Remember, to stay compliant, your business must adhere to these three main pieces of legislation:

  • The Health and Safety at Work etc. Act 1974:

    • This puts a "duty of care" on you to ensure the safety of anyone (guests, cleaners, tradesmen) using your premises.

  • The Electricity at Work Regulations 1989:

    • This specifically requires that any electrical system or equipment that could cause death or injury is maintained in a safe condition.

  • The Provision and Use of Work Equipment Regulations 1998 (PUWER):

    • This requires that equipment provided for use is safe, regardless of its age.

  • Does it have to be "PAT" specifically?

    • Technically, the law doesn't say you must do a "PAT Test" every year. It says the equipment must be safe.

    • However, PAT testing is the industry-standard way to prove you have met that legal obligation.

Requirements for Holiday Lets

  • Frequency

    • Generally every 12 months for holiday lets is the "best practice" recommended by most insurers and the HSE for portable appliances.

  • What to Test

    • Anything with a plug: Kettles, toasters, hair dryers, lamps, TVs, and even extension leads.

  • New Equipment

    • Brand-new items usually don't need a PAT test in their first year, but they should be visually inspected for damage.

  • Visual Checks

    • You (or your cleaners) should do a "user check" between every guest—look for frayed wires, cracked plugs, or burn marks.
