Terms and Conditions
1. Parties
These Terms & Conditions (“Agreement”) are between the property owner or manager (“Owner”) and the guest making the booking (“Guest”). This Agreement applies to the Guest and all members of their party (“Group”).
2. Property & Stay
This Agreement applies to the Guest’s stay at the rental property (“Rental Property”) for the dates confirmed at the time of booking, including any revised dates if the reservation is changed.
The Guest is responsible for ensuring all members of the Group understand and comply with this Agreement.
3. Use of the Property
Guests agree to:
Keep the property clean, safe, and in good condition
Avoid creating unsafe or unsanitary conditions
Use the property only for lawful, residential purposes
Not host commercial events or activities
Not exceed the maximum occupancy stated for the property
Not to have extra people at the property without consent
Not sublet or assign the booking
Violation of these rules may result in immediate eviction without refund.
The Owner may enter the property for inspection, maintenance, or repairs. If the property is listed for sale, access may be required for scheduled viewings.
4. Payments & Cancellation
Payments, fees, and cancellation terms are as stated at the time of booking.
Travel insurance, damage protection, and administrative fees are non‑refundable.
If the Guest changes their booking dates, the original cancellation policy does not transfer. New dates will be charged at the rates applicable to those dates.
If a balance payment fails, the Guest must resolve it promptly. Failure to do so may result in cancellation without refund.
5. Security Deposit
A security deposit is required. It will be collected via card pre‑authorisation hold.
The card hold will be released after departure if the property is returned in good condition. Deductions may be made for:
Excess cleaning
Trash removal
Missing or damaged items
Repairs
Service call fees
If damages exceed the deposit, the Guest must pay the balance.
6. Pets & Children
Pets are not permitted.
Guests must declare all children in the Group. A child is any person under 18.
7. No Refunds for External Issues
No refunds will be given for:
Appliance failure
Power cuts
Water shortages
Flooding
Construction noise
Weather events
Mandatory evacuations
Other events outside the Owner’s control
The Owner will make reasonable efforts to resolve issues promptly.
8. Lost & Found
Guests are responsible for shipping costs for returned lost items. Items unclaimed after 30 days may be disposed of.
9. Linens & Towels
Linens and towels are provided, the Guest is responsible for lost or damaged items at twice the standard replacement cost.
10. Unavailability of Property
If the property becomes unavailable for reasons beyond the Owner’s control, the Owner’s liability is limited to a full refund of payments made. No consequential damages will be paid.
11. Liability & Indemnity
Guests use the property and any facilities (including outdoor equipment, water activities, bicycles, etc.) at their own risk.
The Guest agrees to:
Assume all risks associated with the stay
Indemnify and hold the Owner harmless from injury, loss, or damage
Accept responsibility for all persons they allow onto the property
The Owner is not liable for injuries except in cases of gross negligence or intentional misconduct.
12. Termination
The Owner may terminate the stay if the Guest breaches this Agreement. No refunds will be issued.
13. Governing Law
This Agreement is governed by the laws of England and Wales (or the jurisdiction where the property is located). Legal action may only be brought in that jurisdiction.
14. Outdoor Activities
Guests acknowledge that outdoor and water activities carry inherent risks, including injury or death. Guests participate voluntarily and accept full responsibility for themselves and their Group.
15. Guest Acknowledgement
By booking, the Guest confirms that they:
Have read and understood these Terms & Conditions
Accept responsibility for their Group
Understand the risks associated with property use and outdoor activities
Agree to return the property in the same condition it was received
Agree to comply with all local laws and regulations
